Understanding the Importance of Space-Saving in Bathrooms

Implementing bathroom remodel space-saving tips has become increasingly crucial in modern home design. Bathrooms are often one of the smallest rooms in a home, yet they are one of the most frequently used. This paradox makes it essential to implement space-saving strategies during a remodel. According to a 2024 report, trends in bathroom design increasingly favor efficient use of space, such as incorporating wall-mounted fixtures and minimal decor. These trends not only enhance space but also contribute to a sleek, modern aesthetic (HGTV, 2024).

Statistical Insights into Bathroom Usage and Design Trends

In a survey conducted by the National Association of Home Builders, 54% of respondents indicated that they would prefer larger bathrooms in their future homes, highlighting the importance of space optimization in current bathroom remodels. Moreover, the trend towards minimalism is gaining momentum, with 67% of designers noting an increase in requests for minimalistic and space-efficient designs in 2024.

The Psychological Impact of Space in Bathrooms

The environment of a bathroom can significantly affect mood and overall well-being. Cluttered or cramped spaces can lead to feelings of stress and anxiety. On the other hand, a well-organized, spacious bathroom can foster relaxation and tranquility. This is why strategic space planning is not just about aesthetics but also about enhancing the quality of life.

Key Space-Saving Tips for Bathroom Remodels

Looking for effective bathroom remodel space-saving tips? Here are some expert-recommended strategies that can transform your space. From innovative storage solutions to clever fixture choices, these bathroom remodel space-saving tips will help you maximize every inch of your bathroom.

1. Optimize Storage Solutions

One of the most impactful bathroom remodel space-saving tips involves incorporating hidden storage. Options like recessed medicine cabinets, under-sink storage, and hidden compartments can significantly declutter the area, providing a clean and open look.

Innovative Storage Solutions

Recessed Shelving: Embedding shelves into walls not only saves space but adds a modern touch. This technique is particularly effective in showers for storing toiletries.

Over-the-Door Organizers: Perfect for storing smaller items like toiletries and cleaning supplies, these organizers make use of often overlooked space.

Vanity with Built-in Drawers: Opt for vanities that come with built-in drawers rather than open shelves to maximize storage while maintaining a clean appearance.

Real-Life Example: Transforming a Cluttered Bathroom

Consider the case of a homeowner in New York who transformed their tiny bathroom using hidden storage solutions. By installing recessed cabinets and opting for a wall-mounted sink with under-storage, they gained 20% more usable space, leading to a more organized and visually appealing bathroom.

2. Choose Compact Fixtures

When implementing bathroom remodel space-saving tips, selecting the right fixtures is crucial. Compact fixtures are essential in small bathrooms. Professional designers consistently recommend bathroom remodel space-saving tips that focus on pedestal sinks and wall-mounted toilets as excellent choices.

The Benefits of Compact Fixtures

Wall-Mounted Toilets: These are becoming increasingly popular due to their sleek design and space-saving capabilities. They can save up to 12 inches of floor space compared to traditional toilets.

Corner Sinks: Ideal for small bathrooms, corner sinks utilize typically unused space, opening up more room for movement.

Slim-profile Bathtubs: For those who can’t forego a bathtub, slim-profile designs offer a luxurious feel without occupying too much space.

Case Study: A Compact Bathroom Makeover

A homeowner in San Francisco opted for a wall-mounted toilet and a corner sink. This change not only improved the room’s functionality but also added a modern touch. The result was a 15% increase in usable space, allowing for a more open and airy feel.

3. Plan the Layout Carefully

Among the most crucial bathroom remodel space-saving tips is proper layout planning. A well-thought-out layout can make a significant difference in the usability of a small bathroom. Expert bathroom remodel space-saving tips suggest using a linear layout and avoiding clutter to enhance the feeling of space.

Effective Layout Strategies

Zoning: Divide the bathroom into distinct zones for different functions (e.g., showering, grooming) to enhance organization.

Open Floor Plans: Whenever possible, remove unnecessary partitions to create a more open and inviting space.

Flow Optimization: Ensure that the placement of fixtures allows for easy movement and access.

Layout Transformation: A Before and After

A family in Boston reimagined their bathroom layout by shifting the shower to one corner and installing a linear vanity along the opposite wall. This strategic change improved the flow and made the bathroom feel larger, enhancing both functionality and aesthetics.

4. Use Glass and Mirrors

Popular bathroom remodel space-saving tips often emphasize the use of glass and mirrors. These materials are powerful tools in creating the illusion of space. Professional bathroom remodel space-saving tips recommend using glass shower doors and strategically placed mirrors to maximize light and space perception.

Enhancing Space with Reflective Surfaces

Mirrored Walls: Installing a large mirror on one wall can double the perception of space and reflect natural light, brightening the room.

Glass Shower Enclosures: These create a seamless look, making the bathroom appear larger by eliminating visual barriers.

Mirrored Cabinets: Combining storage with reflective surfaces, these cabinets provide functionality while enhancing space perception.

The Magic of Mirrors: A Success Story

In Miami, a homeowner transformed their small bathroom by installing a floor-to-ceiling mirror along one wall. This simple addition created an illusion of depth and doubled the amount of light, making the bathroom feel twice as large.

5. Incorporate Eco-Friendly Options

Eco-friendly bathroom remodels not only contribute to sustainability but can also save space. Low-flow fixtures and recycled materials are great options that reduce environmental impact while maintaining functionality (Treehugger, 2024). These choices can make your bathroom more efficient and environmentally conscious.

Eco-Friendly Space-Saving Solutions

Low-Flow Toilets and Faucets: These fixtures use significantly less water, reducing utility costs and environmental impact.

Recycled Materials: Using recycled tiles or countertops can provide a unique look while promoting sustainability.

Energy-Efficient Lighting: LED lights not only save energy but also generate less heat, making the bathroom more comfortable.

An Eco-Friendly Bathroom Transformation

A couple in Seattle opted for a complete eco-friendly remodel, incorporating low-flow fixtures, recycled glass tiles, and LED lighting. This not only created a modern, stylish bathroom but also reduced their water usage by 30%, contributing to long-term savings and environmental benefits.

FEMA Considerations for Coastal Homes

For those living in coastal areas, it’s crucial to consider FEMA regulations and flood-resistant materials during a bathroom remodel. This not only ensures safety but also compliance with local regulations, particularly in flood-prone zones like Tampa Bay (Strobel Design Build, 2024).

Flood-Resistant Design Strategies

Elevated Fixtures: Installing toilets and sinks above the base flood elevation can prevent water damage during floods.

Water-Resistant Materials: Use materials such as ceramic tiles and waterproof wall panels to minimize damage.

Drainage Systems: Incorporate efficient drainage systems to quickly remove water and reduce flooding risk.

Coastal Home Makeover: A Resilient Bathroom

In Tampa Bay, a homeowner revamped their bathroom using flood-resistant materials and elevated fixtures. These changes ensured compliance with FEMA guidelines and provided peace of mind during the hurricane season.

Incorporating Universal Design

Universal design principles enhance accessibility and safety, especially in small bathrooms. This approach can be particularly beneficial for aging-in-place or addressing specific mobility needs (Strobel Design Build, 2024).

Designing for Accessibility

Walk-In Showers: These eliminate barriers, making them accessible for individuals with mobility challenges.

Grab Bars and Handrails: Strategically placed bars provide stability and support, enhancing safety.

Non-Slip Flooring: Choose materials that prevent slips and falls, crucial for elderly or disabled users.

Universal Design Success: An Accessible Bathroom

A family in Chicago redesigned their bathroom with universal design in mind. By installing a walk-in shower, grab bars, and non-slip tiles, they created a safe and accessible space for their elderly parents, ensuring independence and comfort.

The Rise of Designer Bathroom Remodels

Bathrooms have evolved from purely functional spaces to integral parts of home aesthetics and wellness. A designer bathroom remodel elevates luxury and functionality, blending them seamlessly to create a personalized retreat. With our typical remodels starting at $50,000, many homeowners are investing between $60,000 and $80,000 to craft spa-like sanctuaries that provide both utility and a space for relaxation and rejuvenation.

Designer bathrooms prioritize high-quality materials, unique fixtures, and customization—elements that set them apart from standard remodels. Whether you desire a luxurious soaking tub, a rainfall showerhead, or custom lighting designed to enhance relaxation, a designer remodel aims to make your bathroom a personal retreat that echoes the ambiance of a high-end spa.

1. Luxury Showers and Soaking Tubs

A standout feature of a designer bathroom remodel is the integration of luxury showers and soaking tubs that offer relaxation akin to a day at the spa. For many homeowners, a shower is no longer just a place to get clean—it’s an experience. Rainfall showerheads, steam features, and even dual shower systems are becoming increasingly popular in designer remodels, providing a more immersive and rejuvenating experience.

Similarly, soaking tubs have seen a resurgence, with modern styles including freestanding tubs and hydrotherapy jets. According to Decorilla, spa features like aromatherapy dispensers and customizable water temperature controls are being incorporated to create an at-home retreat experience. A soaking tub becomes the centerpiece of the bathroom, ideal for unwinding after a long day and enhancing the overall luxury feel of the space.

2. Wellness and Relaxation Features

The trend toward wellness is at the forefront of designer bathroom remodels. Homeowners are looking for features that improve their mental and physical well-being, and bathrooms are no exception. In 2024, bathrooms are being designed with infrared saunas, steam rooms, and even meditation nooks as wellness becomes a primary focus in the home.

Bathrooms that promote well-being go beyond just aesthetics; they include lighting systems that mimic natural circadian rhythms, heated floors for comfort, and even chromotherapy lighting to improve mood. Lighting plays a critical role in creating a relaxing space, and according to EA Home Design, the rise of wellness lighting systems that offer customizable colors and brightness is a growing trend for 2024. This type of lighting provides a sense of tranquility, akin to the lighting found in high-end spas.

3. Smart Technology for Convenience and Comfort

Incorporating smart technology is a hallmark of a designer bathroom remodel, taking the space to the next level in terms of convenience and luxury. Imagine walking into your bathroom, and the floor automatically warms up, the lights adjust to your preferred setting, and the shower water reaches the ideal temperature with just a voice command.

Smart mirrors with built-in LED lighting, touchless faucets, and intelligent toilets are all popular additions to designer bathrooms in 2024. These features make everyday activities more enjoyable and convenient. Smart features also enhance the energy efficiency of your bathroom—using water-saving showerheads and touchless faucets helps reduce water usage, while programmable systems make it easier to control energy consumption.

4. Natural Materials and a Calming Aesthetic

The materials used in a designer bathroom remodel are central to creating a spa-like atmosphere. The use of natural stone, marble, wood, and neutral color palettes helps in creating a calming environment. According to Houzz, white and off-white shades continue to dominate color choices, while wood is increasingly used for vanities and shelving, giving a warm and organic feel to the space.

Natural materials not only look beautiful but also contribute to a serene atmosphere reminiscent of nature. Elements like bamboo accents, stone basins, and live plants add texture and tranquility, aligning perfectly with the spa-like concept.

5. Spacious and Open Layouts

Open layouts with a focus on spatial flow are a key characteristic of designer bathroom remodels. The goal is to create a space that feels airy, uncluttered, and easy to navigate. By using frameless glass enclosures for showers, floating vanities, and minimalistic cabinetry, the space appears larger and more cohesive, which is a significant element in creating that spa-like atmosphere.

The wet room concept—where the shower and bathtub are combined in a single open area—is becoming increasingly popular in luxury remodels. It maximizes space and gives the bathroom a sleek, modern look while providing a cohesive, spa-like experience.

A common misconception is that a designer bathroom remodel is prohibitively expensive. While high-end features can certainly add up, there are plenty of ways to achieve a luxurious look without breaking the bank. Here are some tips for creating a spa-like bathroom on a budget:

Focus on Key Upgrades: Invest in one or two luxury features, such as a rainfall showerhead or smart lighting, to create a focal point.

Upgrade Fixtures: High-quality faucets, towel bars, and cabinet handles can significantly elevate the look of your bathroom without the need for a full remodel.

Use Tile Creatively: Opt for affordable tiles but use them in creative patterns or as accents to create visual interest. According to Houzz, tiles remain a popular choice, with hexagonal and rectangular options leading the trend for shower flooring.

Incorporate Greenery: Adding plants is a simple and cost-effective way to enhance the spa-like feel of your bathroom. Not only do they look great, but they also improve air quality and add a sense of relaxation.

Everyone knows that bathrooms and kitchens sell houses. Dated fixtures, an uninviting layout, or a lack of storage will turn buyers off and reduce the value of your home. If your bathroom is still rocking fixtures from the last century, it’s definitely time for some upgrades. A luxury bathroom remodel will help you get a better sale price when you put it on the market, and it will make your daily life so much more enjoyable. You’ll finally have enough storage for all your self-care supplies and an inviting place to get ready for the day. So how do you choose the right contractor for your bathroom remodel in St. Petersburg, FL? Keep reading for our guide to choosing the right contractors for your bathroom remodel.

Review Their Credentials

You want to make sure you have the right person for the job, and that starts with hiring a knowledgable professional. It’s vital that you review potential contractors’ credentials before you hire them.

There are several organizations that offer certifications for contractors. Some are even specific to bathroom design and renovation.

Check Reviews

Checking reviews is a great way to make sure you get the right professional for your job. Check out online review sites like Yelp for St. Petersburg contractors who have experience with bathroom remodels.

Most reviews will have photos. Try to see some quality before and after pictures of their jobs, and select a contractor who has achieved jobs similar to what you want for your remodel.

Interview Candidates

Now that you narrowed down your contactors to a few it’s time to set up interviews with your potential contractors. You want to make sure you are compatible with your renovation team before they start swinging hammers.

Communication is vital for a productive client-contractor relationship. Make sure to outline your communication preferences and ask questions about their policy. How soon can you expect to hear back from them?

Of course, you also want to ask what they will charge for the remodel and about their payment policies.

Make sure to also ask about their plans for clean-up post-construction, and for resources to help you maintain your renovation.

Review All Your Paperwork Thoroughly

Congratulations, you found the contractor of your dreams! Now, it’s time to get down to the nitty-gritty of contracts and agreements.

Like every contract, you should thoroughly read the paperwork for your bathroom remodel before you sign it. You want to make sure your contract has the bid pricing and a payment schedule in writing.

Make sure there are also clauses for resolve disputes and a detailed warranty.

Find the Perfect Contractor for Your Bathroom Remodel in St. Petersburg, FL

Remodeling your bathroom is a great way to add value to your home and comfort to your daily life. It’s important to select the right team for the job, so you can avoid unnecessary headaches.

Are you thinking about starting a bathroom remodel in St. Petersburg, FL? Contact us today and design the bathroom of your dreams.

2018 marks 28 years since the passage of the Americans with Disabilities Act, which aims to prevent discrimination of people with disabilities.

An estimated 20% of Americans live with a disability, and that number is growing. Accessible spaces are in high demand. If you or a loved one have a disability, you can remodel your home for better access without sacrificing any of its beauty. Your bathrooms are a great place to start.

Some Recommended Dimensions

Doorways: 34 inches wide

Turning Radius: 5 feet (less may suffice for motorized chair users, depending on the size, make, and model of the chair)

Shower Stall: 5 feet wide, 3 feet deep

Detachable Shower Head: Slider bar beginning 4 feet off the ground and extending to a maximum height of 6 feet

Sink: 27 inches of clearance beneath, 32-34 inches from floor to top of sink

Toilet: 17 inches off the floor

Tip: While every homeowner is different, you and your remodeler can use the ADA website as a guide for bathroom accommodations that will work for guests and family with a variety of disabilities and access needs.

Design Ideas for Accessible Bathrooms

Open Showers: Already popular in European and high-end American baths, consider a curbless shower stall. In these models, there is often a slope toward the drain that begins 6 inches or so outside the shower curtain.

Depending on your preference, you can either use a stand-alone shower chair or have a shower bench installed. While most recommend a curbless shower entrance, any curb that is installed should be low to the floor and made of rubber, so it’s easier for a wheelchair to roll over if need be.

Detachable Shower Heads: We suggest using a valve that is pressure-balanced and thermostatically controlled to prevent scalding. We can install both a traditional, fixed shower head and a detachable one to meet the unique needs of everyone in your family.

Grab Bars: Grab bars can be added to ensure the safe use of the toilet and shower. But you’re not just stuck with shiny, metal chrome. You can choose from a variety of colors that are just as durable, without looking clinical.

Sinks: Along with clearance beneath the sink to allow for a wheelchair to roll underneath, your faucets can be infrared/motion-detecting (to make it easier for someone with limited dexterity to turn the sink on and off without turning knobs). If you do decide on turn faucets, they can be fitted on the side of the sink for easier reach.

Mirror: Don’t forget to choose and position a mirror that is easy for a seated person to see themselves in. For best results, the top of the mirror should be tipped out.

Toilet: We recommend placing the toilet between 2 grab bars that are 36 inches apart, If a lever flush doesn’t work for you, you can use a push-button or automatic flush. A toilet-bidet combination may be a great solution for people with limited dexterity and/or upper mobility.

Whether you need a couple minor changes or an overhaul, we can help design and install beautiful bathroom features and fixtures that are more user-friendly. While home bathrooms aren’t required to be ADA-compliant, an accessible bathroom can be used by anyone living in or visiting your home. We’ll help you find a design that ensures safety, adds to your resale value and complements your existing decor.

Whether for you or your guests, reclaiming the bathroom as a place of relaxation, cleanliness, and restoration is perhaps the best part of the remodel– not to mention the value it adds to your home.

We can all agree that a little change never hurt anybody. At Strobel Design Build, we welcome it. When thinking about where to begin, we like to ask the question: Where do we find ourselves the majority of the time? The answer is usually obvious – the kitchen! We want you to take advantage of your space and use it to its fullest potential. When cooking, you want the kitchen to be comfortable and accessible with enough counter space for your prep items or even to eat at on a busy day. The possibilities are endless, and we can collaborate together from start to finish on your dream kitchen.

1. The Kitchen

Kitchen islands are a fan favorite. People often gravitate toward them whether it be during a dinner party, while you’re cooking dinner, or hosting your friends for a wine night. Fifty percent of buyers consider it a must-have. Often the visual anchor in the space, it also increases a kitchen’s efficiency by adding storage and more counter space. Not all islands are created equal, so choose the design that fits your taste and experiment with different materials like Cambria marble, granite, wood, concrete, quartz and more. If you want to up the ante, add a built-in wine cooler for that signature look your guests will surely take note of.

We aren’t done yet! Go a step further with a customized backsplash to tie it all together. Cambria has a plethora of tiles to choose from, ensuring you never settle. Another key component to most kitchen remodels is the cabinets. Thanks to Wellborn Cabinet, Inc., there are a multitude of designs to choose from, and today’s homeowners aren’t afraid to color outside of the lines, so to speak. You can make your cabinets the star of the show by choosing a nontraditional color like blush pink or turquoise, or opt for classic, clean white cabinets for a timeless space. If you want your space to remain updated while also giving off a more vintage vibe, you can incorporate signature items like a Smeg fridge, industrial or old-school light fixtures, or copper hardware.

2. The Bathroom

Understanding return on investment is very important in today’s day and age. Though some renovations may seem deep in your pockets now, renovating a kitchen adds value to your home. You would be surprised to know that investing in redoing your bathrooms could actually make a profit in the long run. The privacy of a bathroom is a precious thing to many homeowners and for home buyers. Its quality and design can be a make or break deal for many.

Whether it is large and spacious or cute and petite, options are available for each one. A change in design can open possibilities like optical illusions to give a small unit a bigger feel. Staying ahead of the game on what is in and what’s not always gives you the upper hand. A cool new item is our linear drain. Showers and sinks have come with their basic circular drains for long enough. You might have already seen the new design around, so why not implement it in your own home. Floor tiling is also a big hit that you can customize according to color, material, and patterns. Don’t let that change go unnoticed; implement an ultramodern glass shower that will add a spa-like experience to your room.

At Strobel Design Build, we are always up to date on the next big design trend. Since the beginning of 2017, we’ve noticed an increasing amount of matte appliances on the market, specifically matte black. After checking out these appliances and doing research on how people have incorporated them into their homes, we’ve decided this clean-cut look has our heart. We have a feeling that this design trend is going to withstand the test of time.

We’ve found the matte black trend has mostly been utilized in the kitchen area, since there is so much opportunity for it. Imagine redesigning your kitchen to include a matte finish on bigger kitchen appliances, such as sinks, refrigerators, and cabinets. Compliment your white or marble countertops with these fresh products to give your kitchen the modern redesign you’ve always wanted. Matte has a way of removing all the other distractions of the product, such as its gloss or sheen, so an individual can focus solely on the product itself. It is an unique way to add contrast and depth to an all-white kitchen, or a traditional glossy and lustrous design.

If you fall in love with this trend after incorporating bigger matte appliances, think about adding smaller appliances too, such matte coffee makers, pots, pans, toasters, microwaves, plates, and bowls. Kitchen Aid offers a wide variety of stainless steel appliances that will help you go bold with this new look.

Although the kitchen area seems to dominate the matte scene, we’ve noticed that dining rooms and bathrooms have hopped on board, too. Cambria Matte offers the same high performance quality of its other finishes, but now has a non-porous matte look, meaning there is no surface soiling and it does not require sealing. Check out the difference between Cambria High Gloss and Cambria Matte on the dining room table above. The matte dining room table, in our opinion, has a much more avant garde feel to it. Change is in the air with summer quickly approaching, so why not change up your dining room too?

The possibilities are endless when it comes to bathroom remodeling. Whether you first saw matte black incorporated into a hotel bathroom, or the bathroom of a restaurant, you were likely intrigued by how contemporary and luxurious it made the bathroom feel. We love the matte faucet look, and Kohler is now expanding its products to include matte sinks and bathroom fixtures as well. Why keep all the matte indoors? Consider adding a matte black front door to compliment your interior matte accents. If you’re up for a DIY project, you can even paint the door yourself.

Overall, the matte design trend is here to stay. If you are interested, don’t just stick to the kitchen, incorporate this new trend all over your home for an elegant feel! These appliances are just as durable–if not more durable–than your former glossy appliances.

Call us at 727-321-5588 to schedule an appointment or email designer@strobeldesignbuild.com for more information on how to incorporate this trend into your home! We look forward to meeting you.

Universal design, often called UD, is an up-and-coming concept for homes that focuses on accessibility for all ages, sizes, and abilities. This past month, our Vice President of Operations, Mark, used his strong academic background and construction experience to discuss this very topic at the Florida Council on Aging’s Innovations Summit. With individuals living longer, there is a new demographic of homeowners that needs more accessible homes as they grow older. Instead of solely utilizing technologies and devices, universal design works towards finding a perfect floor plan and applying consumer products that allow for all-inclusive accessibility.

We were able to combine these two loves while renovating the Morgan house, a unique project that combined the homeowner’s imagination and universal design. The goal with this home was to create the look of a historic bungalow while utilizing modern, low-maintenance building materials. We were able to match the style of their previous 1920s bungalow with details such as the corbels and paneling. Inside, we implemented universal design techniques throughout the home, creating a beautiful space that allows the homeowners the ability to maneuver throughout the home with ease in the years to come.

The front porch area typically gives the first impression of your home. Therefore, we want to meet your needs, without sacrificing your home’s aesthetic. We recommend eliminating front steps and building a wide sidewalk leading up to your front door instead. Ramped pathways and curb cuts prevent tripping and help those in wheelchairs easily approach the front and back doors. A power-assisted door is beneficial for many scenarios as well, such as when your hands are full with heavy items and you cannot open the front door on your own.

It’s important to expand bathroom space when incorporating universal design into your home. Although bathrooms are typically a smaller space in a home, the general rule of thumb is to provide 5 feet of open floor space. This allows those in wheelchairs to make a 180-degree turn. In addition, adding bathroom bar grips, shower benches and handheld shower heads make bathtub and shower spaces accessible for all. To avoiding slipping and tripping, we suggest implementing curbless showers and textured flooring. If you’re worried about losing the attractiveness of your home because of these adjustments, don’t fret. Universal design is not only practical, but also luxurious and aesthetically pleasing when done correctly.

If you enjoy food as much as we do, you probably spend a lot of time in the kitchen. Universal design can help keep all of your utensils and ingredients close by while you’re cooking. Creating extra work spaces and countertops allow for maximum accessibility. Keeping the kitchen well lit with open spacing and open cabinets will help with organization, while adding extra drawers will help with storage. Universally designed kitchens have a very modernized look to them, which will be a great addition to your beloved home. As you can see with the Morgan house, we were also able to give them an open floor plan that will keep with the historic bungalow feel while also allowing them to move throughout the home easily.

If you are considering making a change or two (or twelve) to your home, it’s safe to say you’d like to either align your home more with your personal tastes or increase its sticker price in preparation for a move. But the two do not need to be mutually exclusive! Here are just a few examples of how new additions can add value to your home not just in the eyes of potential buyers – but in yours as well.

What does ‘curb appeal’ mean to you? Have you taken a good look at your home from two or three houses down the block? If a passing car on the street doesn’t get a good vibe from your home’s exterior, neither will a young couple looking to settle into their first house. First impressions are everything, especially when it comes to perceived value. That’s why we will begin with outdoor renovation options – to get potential buyers (and dinner guests) through the door and excited to see what the inside has to offer.

A well maintained driveway and sidewalk can act as a funnel to your front door. But first, you have to assess your current situation. Are you looking to enhance or replace what you’ve already got? If they’re in decent shape but don’t turn heads like you want them to, enhance your sidewalk and driveway with decorative edging, flower beds or ambient lighting. Some poorly maintained entrances can require complete unheaval and a start from square one. It’s a sizeable but extremely necessary renovation. It provides an opportunity to make the landing strip of your home everything you’d like it to be and everything potential buyers need it to be – assuming you’d like them to check out the inside before heading off to look at the next house.

Working our way closer to the home itself, adding an outdoor entertainment space is a great way to add functional square footage to your home along with the appeal of being able to host cookouts and dinner parties.

If there is one room that will make or break a home’s overall value, it’s the kitchen. A stylish, functional kitchen will make cooking and entertaining enjoyable for you and your family – sure. But, if a move is on the horizon, making it easy for potential buyers to imagine themselves cooking next year’s Thanksgiving dinner in their beautiful, newly renovated kitchen will give you a lot more selling power as a homeowner. Add a little value with a new coat of paint or by changing out dated appliances and light fixtures. Looking to take it a step further? Give your countertops and cabinetry a makeover. The world of interior design is currently all about granite, but don’t overlook concrete and different types of stone for that earthy look so many homebuyers are looking for.

There are several reasonable ways to go about adding value to your home – whatever the motive. Here at Strobel Design Build, we want you to be comfortable with your home, as well as its strength on the market should you choose to sell in the near future. Call us at 727.321.5588 to schedule a consultation and see how we can help make your next renovation worth every penny!

The National Association of the Remodeling Industry (NARI) has recognized Strobel Design Build for our expertise and professionalism. Aimed at the growth and promotion of the remodeling industry, NARI identifies the best in the industry with various Contractor of the Year awards each year. Projects are awarded by the national association, as well as its regional and local chapters. Wrapping up an already eventful January, we are so incredibly honored to have been awarded 3 first place regional awards and five first place local awards for some of our projects completed in the past calendar year! The national award winners will be announced in April. We cannot wait to share these award-winning projects with you. We’ll begin with the most extensive award-winning project: First place regional winner for Residential Historical Renovation/Restoration $250,000 and over.

Now here’s a rundown of what our expert team tackled during the yearlong project.

The historic home was was built in 1920 as a rehabilitation facility for World War II soldiers, and has undergone some renovations during its lifespan. However, due to its expansive size, many of its previous owners have not wanted to undertake major renovations. Our client who recently bought the home, indicated his goal was to “make the home last another 100 years.” The owner did not want to tear down the home entirely because of its unique history and beauty which meant a lot of dedication and time would be needed for this three-story masterpiece.

The project started off with the difficult task of cutting into the 96 year-old walls in order for re-piping the outdated plumbing and wiring new electrical. This followed with rebuilding, sanding, and painting all 8,700 square inches of the property inside and out, while keeping in mind our clients other wish to make rooms “art friendly” and brighter.

The next mission was to renovate the 55 windows, 15 patio doors, and the overall exterior of the house. The old windows and doors were replaced with impact-resistant Kolbe products, allowing for higher safety with potential Florida storms and decreasing AC loss from the home.

Since our client wanted a to preserve the home’s original look while making it more durable, we fastened rot free AZEK cellular trim boards to the current structure. We also built an AZEK deck above the flat roof giving the home a new great place for additional entertainment.
All six of the home’s bathrooms were completely renovated with a period tile design giving a cleaner, yet modern touch. To ensure unity throughout all the bathrooms, as would have been done in its original state, we used the same tile accents, plumbing fixtures, and cabinets. To improve the structures of the showers, all tiling within was coated with a Hydro-ban waterproof base.

For the master suite, the outdated shower was transformed into a curb-less shower with a linear “tile in” drain which helped make the space feel more open.

By moving the location of the interior doors and adding more light fixtures to each room, we could achieve our client’s need for art friendly space. The open space allows for the homeowner to display art without feeling cluttered.

As expected with historic home renovations, unexpected obstacles always arise. However, we overcame the challenges and were able to transform this property into a state-of-the-art home without losing its charm. We are beyond proud to say we were a part of this challenging project and even more proud to be recognized by NARI for our work. Most importantly, our client was overjoyed by the outcome and is excited to use the newly renovated space to entertain guests or to simply relax.
